Strategy

Our maintenance strategy is based on our knowledge and experience of property management. Our main aim is to deliver a superior service, whilst easing our Client's workload and thus saving their time. We do this by:

  • Tendering

    A dedicated member of the Operations Team will survey the works to produce a job specification and quotation for the works.

  • Pre-commencement

    Once the quotation has been accepted, we will agree on a programme, that we can assist in producing and agree a commencement date.

  • HS&E

    We will produce comprehensive, site specific RAMS & COSHH documents, which are read and acknowledged by all Stratstone Projects operatives. We will also ensure welfare is adequate, signs and barriers are provided where required and access equipment used safely, never compromising the primary escape routes. In addition, it is compulsory for all operatives to wear Stratstone Projects branded clothing to implement a site presence.

  • Quality

    We produce specific quality assurance sign-off sheets relating to each trade which need to be completed by the Stratstone Projects Operations Manager before we present the works as completed to the Clients representative to decrease the unlikely event of snagging.

  • Reporting

    For any cyclical maintenance contracts; site update reports and sign in/out sheets are provided after each maintenance visit, displaying pictures of completed works with item specific pictures and description.

  • Invoicing

    All quotations and invoices are formatted to replicate the site's budget expenditure categories and coding.

  • Review

    Throughout the process, the dedicated Operations Manager will provide consistent support and will be available for direct contact. We also believe that a 6-month management review with the Client is beneficial to maintain a long-term relationship.

Conscious that maintenance works are often overlooked until they become an issue, we can survey your property and produce a planned maintenance programme. We work with our Clients, ensuring we advise as best as we can, committing ourselves to long term maintenance terms that will best protect their assets.
